Six-city Longfor Paradise Projects Verified: MayAir Oil Fume Purification Delivers Odor-Free Commercial Spaces
MayAir

As the flagship commercial property brand under Longfor Group, Longfor Paradise integrates shopping, catering, leisure and entertainment businesses. MayAir Technology has maintained an in-depth, long-term strategic partnership with Longfor Paradise. To tackle prominent oil fume treatment challenges arising from concentrated exhaust from diversified catering tenants across Longfor’s malls, MayAir has developed customized high-efficiency oil fume purification solutions based on proprietary technological reserves. Leveraging tailor-made electrostatic precipitator, MayAir delivers full-spectrum services covering solution design, equipment supply and after-sales operation & maintenance for premium Longfor Paradise developments in six major Chinese cities: Shanghai, Tianjin, Nanjing, Suzhou, Wuhan and Haikou.

Our products adapt to varied fume emission profiles from restaurants with distinct cuisines and business scales, with each electrostatic precipitator calibrated to match specific catering exhaust characteristics and consistently meet national and local environmental discharge standards. Backed by superior core technologies exceeding industry benchmarks, MayAir eliminates residual oil fume and odor dispersion to realize full-process purification from kitchen back-of-house to public shopping zones. The solution sustains fresh indoor air quality, enables Longfor Paradise to operate fume-free in full regulatory compliance, and strikes a win-win balance between profitable commercial operation and eco-friendly development.

I. Hidden Challenges of Oil Fume Control Amid Expanding Mixed Commercial Formats

To satisfy families’ one-stop consumption demands, Longfor Paradise adopts differentiated tenant layout with catering accounting for 30%~40% of total leasable area. Supported by a flagship-first-store development strategy and locally-themed IP consumption scenarios—such as Sichuan courtyard-style pedestrian blocks and tropical open-air markets in Haikou—the malls deliver unique shopping experiences and outstanding operational performance. Launched in 2024, Haikou Longfor Paradise spans 320,000 sq.m., setting a new record for Hainan’s largest commercial complex and embodying Longfor’s core development philosophy: Space as a Service.

Nevertheless, the rising proportion of F&B outlets has turned oil fume governance into a critical factor governing operational performance and environmental compliance, posing three core operational pain points for Longfor Paradise:

1. Difficult adaptation to complex working conditions

Concentrated exhaust from hot pot, barbecue, Chinese stir-fry and other cuisines generates fume containing animal & vegetable grease, VOCs and particulate matter with drastically fluctuating pollutant concentrations throughout business hours. Conventional purification equipment struggles to accommodate variable high/low-load conditions, resulting in insufficient purification during peak dining hours and unnecessary energy waste in off-peak periods.

2. High on-site installation and maintenance costs

Long and intricately routed exhaust ductwork inside malls creates installation constraints for purification units. Grease buildup inside ducts deteriorates purification efficiency and triggers potential fire hazards. Traditional electrostatic precipitators require frequent manual disassembly and cleaning, incurring high labor expenses and forced downtime that disrupts restaurant business; delayed maintenance commonly leads to non-compliant emissions.

3. Dual pressures from customer experience and regulatory compliance

Poor purification allows fume odors to drift into public shopping areas and impair visitor experience. Tightening environmental regulations impose fines and mandatory rectification for excessive emissions, alongside reputational damage and downgraded brand ratings. These challenges prompt Longfor to select only highly specialized customized purification solutions.

II. Customized Oil Fume Purification Solution for Long for Paradise: From Equipment Sizing to On-site Installation

All catering outlets at Longfor Paradise share centralized ducted exhaust systems with multiple restaurants connected to a common main duct. In the design phase, MayAir completes comprehensive emission sampling across all catering formats. For heavy-smoke Sichuan/Hunan stir-fry restaurants with high-volume pollutant discharge, we upsize electrostatic precipitator airflow and control the cross-section wind speed below 4m/s to maximize purification efficiency. Given proximity to adjacent office towers, UV germicidal lamps are installed at electrostatic precipitator air outlets on top of particulate removal modules to decompose odor-causing organics and non-methane hydrocarbons, securing final discharge concentrations steadily under 10mg/m³ to satisfy strict environmental and neighborhood requirements.

Custom MayAir electrostatic precipitators support modular vertical and horizontal splicing to fit ductwork of all dimensions and match field operating parameters. While conventional exhaust ducts are designed for 10–12m/s airflow speed, optimal electrostatic precipitator cross-section velocity is capped at 5m/s. Standard tapered duct reducers with concentric horizontal deflection under 30° are therefore installed to stabilize airflow entering filter cells of electrostatic precipitator and avoid turbulent flow compromising purification performance.

Per on-site oil drainage requirements, independent oil drip trays are fitted for each electrostatic precipitator layer to facilitate routine waste oil removal and prevent cross-layer oil leakage. Every electrostatic precipitator unit is equipped with operational indicator lights plus signal output terminals compatible with the building BAS system, enabling real-time equipment monitoring by property management teams. The core precipitation cell features serrated stainless steel ionization plates for stable long-term discharge; premium insulating materials upgrade fire resistance of electrostatic precipitator, and thickened collector electrodes expand contaminant retention area to extend maintenance cycles and cut running costs.

Furthermore, integrated PWM intelligent digital power supplies automatically adapt to shifting working conditions with a six-dimensional multi-protection system (arc suppression, overload protection, no-load cutoff etc.) to mitigate electrostatic precipitator equipment risks. Bidirectional left/right mounting options allow flexible deployment for constrained installation spaces.

Following optimized sizing and engineering design, certified MayAir field engineers supervise full installation: exhaust ducts use stainless steel panels no thinner than 1.5mm with scientifically calculated drainage slopes. Electrostatic precipitators are interlocked with exhaust fans; straight duct segments of 1.5× and 3× duct diameter are reserved upstream and downstream respectively for official environmental sampling. Ductwork crossing fire compartments is fitted with 150℃ fusible fire dampers, internal guide vanes reduce airflow resistance at elbows, and insect/bird screens cap exhaust terminals to block foreign-object clogging.

III. Long-term Strategic Cooperation Validates MayAir’s Technical Superiority

All completed projects pass successive acceptance inspections by Longfor and local environmental authorities with 100% of emission indicators meeting regulatory standards. Field testing confirms concentrations of non-methane hydrocarbons and particulate fume fall far below statutory limits, validating our tailored design strategy of electrostatic precipitator. Site inspections across public commercial zones, adjacent office premises and rooftop gardens detect zero drifting fume or pungent cooking odors.

Consistent, verifiable purification results demonstrates the robust strengths of MayAir’s oil fume electrostatic precipitators, serving as the core driver behind our long-standing strategic partnership with Longfor Group.Moving forward, MayAir will continue leveraging proprietary technologies to deliver reliable oil fume abatement solutions for future Longfor commercial developments, supporting upgraded property quality and full environmental compliance.
